Liquid Technologies August 1st, 2012 – While we get countless emails a day, there is always that one that either makes or breaks your day. Well, today was one of those days that the email that came across that made my day. It was from Karen Benson from Integrity First Property Management, regarding the water bills from Heritage IV Homeowner Association at Scottsdale Ranch.
Over the past couple months the Board; in conjunction with Integrity First Property Management, assembled a team to address the ongoing irrigation needs of the Community. From distribution – Horizon Distributors Inc., SMART Water Technology Specialist – Liquid Technologies LLC, Water Management Consultant – Jim Kauth – AquaTrac, and Landscape Maintenance Professional – Chris McKay – CCM Arizona Property Services, Inc.. This was a true “Dream Team” that was assembled to tackle an aging system at Heritage IV.
AquaTrac did an excellent job of walking every square inch of the property identifying and prioritizing the issues of the system. The assessment determine which steps needed to be taken – sprinkler repairs and replacements, nozzle adjustments, leaking pipes, failing solenoids, broken risers, bubbler adjustments, emitter fixes, timer replacements with smart timers, etc. The Board was a little taken back, but realized they needed to take action to address their outrageous water consumption.
CCM Arizona Property Services, Inc. mobilized to address a 20-page report. Remember, we’re working with a 20+ year old system, so this was no easy task. Their professionalism through the process was second to none! Ever work on a 20+-year system when temperatures average 115 degrees during the day?
Liquid Technologies was hired to replace the existing timers with SMART water timers. Liquid technologies recommended ET water 205 Controllers for this application because of ET water’s commitment to water conservation, and the sound scientific technology behind them. Liquid technologies worked with AquaTrac to program the system with taking every microclimate and irrigation device into to consideration on a community. This system waters not only the common areas, but also the resident’s front and back yards. No two zones are the same.
Back to the email – Last month water usage was $17,153.73 (June) with July’s budget coming $16,000.00. July’s actual number came in at $8,952.69! That’s an $8,000.00 reduction in usage! This is based on a *$25,000 investment. I wish my money worked that hard for me.
